How are you different from my bank or building society ?

If you were going to buy a sandwich, would you go to a shop which only sold cheese sandwiches or would you go somewhere with a range of different fillings, which could also cater for vegans and provide gluten free options?

It’s the same when you are looking for a mortgage. You might need a specialist product or someone to guide you through Help To Buy. Perhaps you are self-employed. We will help you find the mortgage most suited to your needs and give you all the information you need to make a decision. By asking us to find your mortgage deal, you are widening your options.

Do I need a deposit ?

Yes, you do need a deposit but the funds you provide to buy your home alongside your mortgage can vary.

We can give you information about starting to save for a deposit if you are thinking about buying a property in the future or talk to you about different options for raising a deposit if you want to make a purchase now.

Do I need to have found a property before talking to you ?

No you don’t. Get in touch with ys at the earliest point in your property search so you can plan what you are looking for and what your payments will be. We don’t charge you a fee until you secure your mortgage offer.

By discussing the options with us early, we can give you a better chance of finding a good deal and you will know what your costs are going to be and put a budget in place for that.

What does ‘your home may be repossessed if you do not keep up repayments on your mortgage’ mean ?

When you take out a mortgage, you are borrowing money to pay for your property. You will need to make a payment towards that loan each month. That payment amount will be set when you secure the mortgage deal. If, for whatever reason, you find yourself unable to pay your mortgage over a period of time, the lender might decide to take you to court and your home could be taken away from you.

This is why it is important to make sure you get a mortgage you can afford and plan how you will keep up repayments if something happens to your income.

What information do I need to supply when I apply for a mortgage ?

You will need to tell us how much you earn and how much you spend each month.

We will need to see your payslips and bank statements for the past 3 months. You will also need a credit report, which we will help you with.

We will send you an email listing everything you need to provide us with when you book your first appointment.

5 Steps to moving in to your home...

1. Discovery Call

We will have a chat with you with you to say hello, get to know you and assess your needs. After this you will get an email setting everything out and letting you know what you need to do next.

2. Research

We get to work finding the most appropriate deals on the market for you.

3. Mortgage Application

We walk you through your mortgage application. We will fill the forms out for you and double check them in our office to make sure all the information is correct before it is sent to the lender.

4. Mortgage Approved

Once your application has been approved, we will stay with you, making sure your purchase is on track. Our fee is payable when the lender has approved your application.

5. Relax

We will chase up your solicitor and estate agent for you so you know everything is in hand, leaving you free to think about where your furniture is going to go and plan the decorating.
