I’ve already got a mortgage, why do I need to talk to you ?
Your current mortgage is the one that suited you when you moved into your home. Now you are looking for a new property, or have found one, it’s a good time to look at whether it is still a good product for you. Interest rates change. Your income might have changed. So might your outgoings. What was right for you 12 months ago, 5 years ago, or even longer, may not be a good fit for you now.

Can my mortgage move to my new property ?
You can move most mortgages from one property to another, subject to application. It might not be the best option for you though. We will look at whether it is cheaper for you to port your mortgage or to pay any early repayment charges and get a new deal. Have a chat with us to see what your options are.
How much will it cost me to move home ?
The cost of moving home varies. You will need to budget for estate agent fees, solicitor fees for both selling your property and buying your new one, stamp duty and mortgage-related fees. We will go through all these with you so you know what you can expect to pay.
Can I switch lender ?
You can switch lender but be aware you might be charged a penalty for redeeming your product early. This might still work out cheaper for you than staying put.
It’s our job to identify products for you and make a recommendation. If your existing lender is the cheapest, we will recommend you stay with them. If not, we will review your options from our panel of lenders and find you a better deal.
I can’t borrow what I need from my current lender, can you help ?
Yes we can. Sometimes your existing lender isn’t able to give you the mortgage you need. Don’t worry – we can help you find a more suitable lender for your circumstances. We will go through your finances with you and the details of your purchase and search our panel of lenders on your behalf.
Can I change the term of my mortgage ?
Moving house is a good time to look at whether you would like to change your mortgage term. This is how many years it will take you to pay off your mortgage. You might be able to extend or shorten it, depending on whether you would like to pay less each month, or increase your payments to reduce the amount of interest you pay and pay the loan off more quickly. It all depends on your budget.

We will have a chat with you with you to say hello, get to know you and assess your needs. After this you will get an email setting everything out and letting you know what you need to do next.
We get to work finding a suitable mortgage deal from our panel of over 50 lenders. We will assess your circumstances and understand your future plans to recommend a suitable mortgage product that works for you.
3. Mortgage Application
We walk you through your mortgage application. We will fill the forms out for you and double check them in our office to make sure all the information is correct before it is sent to the lender.
4. Mortgage Approved
Once your application has been approved, we will stay with you, making sure your purchase is on track. Our fee is payable when the lender has approved your application.
We will chase up your solicitor and estate agent for you so you know everything is in hand, leaving you free to think about where your furniture is going to go and plan the decorating.
